Planning Commission takes up 10 zoning cases Monday, three of them for 72 new homes

The November docket also carries five subdivision plats totaling 214 lots and two East Brainerd Road requests to rezone for commercial use.

The Chattanooga-Hamilton County Regional Planning Commission meets Monday, November 9, with 10 zoning cases and 5 subdivision plats on its docket, all inside Chattanooga city limits. The Regional Planning Agency’s published case data does not yet show staff or commission recommendations for any of them.

The commission recommends; the City Council makes the final call on rezonings at a later meeting.

Housing

Three cases would allow 72 new homes between them:

  • 3680 to 3930 Whitecloud Ln (District 1): seven parcels from RN-1-7.5 to RN-3 for a revised master plan with 39 units.
  • 6330 Middle Valley Rd (District 3): from RN-1-6 to RN-3 “to develop 27 townhomes.”
  • Part of 2301 Rivendell Ln (District 4): from C-NT to TRN-3 for 6 townhome units.

Two more cases would each allow one single-family house: 112 Baker St (District 2, from OS to RN-2) and 3923 Webb Rd (District 5, from C-C to RN-2).

The five subdivision plats on the same docket cover 214 lots. Three are preliminary plats (98 lots in District 6, 27 in District 1, 6 in District 2) and two are final plats (54 lots in District 1, 29 in District 3). The case data lists lot counts and districts but not addresses for the plats.

East Brainerd Road

Three District 4 cases cluster near the 8500 and 8600 blocks of East Brainerd Road:

  • 8606 East Brainerd Rd: abandon an institutional planned unit development. The application says the property “is no longer part of the project.”
  • 1115 Morris Ln: abandon an institutional planned unit development. The application cites “additional parcels acquired” and requests C-C commercial zoning.
  • 1116 Morris Ln and properties in the 8500 block of E Brainerd Rd: from RN-1-6 residential to C-C, citing “compatibility with existing East Brainerd Rd corridor.”

Also on the docket

  • 2233 Hickory Valley Rd (District 6): a request to lift conditions on an earlier rezoning, because the enforced site plan “doesn’t meet req of the current zoning ordinance,” according to the application.
  • Unopened 4100 block of Westridge Rd (District 7): a street abandonment so the right-of-way can be combined with neighboring property.

Each case’s application packet is linked from the planning agency’s case map. We’ll report the commission’s recommendations once they’re posted.
